Get a pre-approval letter.

Talk to your local realtors to learn about the market.

Go to the web to learn about the prices in your local market.

Narrow your search to 1 or 2 specific neighborhoods.

Make an offer based on the facts and your finances.

Your realtor can help you structure your offer.

Choose the Title and Escrow Company.

Decide how you want to take title.

Make sure you get a home warranty.

Present the offer and prepare to negotiate.

 

While in contract with an accepted offer:

Check the city or county building department for permits issued and signed off.

Use a home inspector.

Inspect the foundation.

Inspect the Roof.

Check the Natural Hazard Disclosure to be sure of the area.

Have your inspections done on the same day if possible.

Read all reports and disclosures carefully.

Get estimates for repairs.

Renegotiate the price based on inspection reports if possible.

Check the Transfer Disclosure Statement.

Get answers to your questions.


Closing the Escrow:

Read the good faith estimate from the lender. Ask questions about the fees.

Contact your insurance agent to get home owners insurance.

Go to the closing table with your lender and realtor.

Change the utilities to your name and new address.

Get the keys and move in.

Celebrate.
