Before you Begin to Market your Property:

Gather all comparable data in your area from your selected agent, generally called a “Comparative Market Analysis or “CMA”.
Discuss possible market issues relative to current conditions, neighbors, pending legislation, ordinances etc, this will assist in determining an appropriate price, which then will help guide you through a preparation plan that follows a “Budget for Expected Proceeds” model and helps prevent overspending during the preparation and marketing phases.

  • Focus on Curb Appeal
  • Eliminate all exterior and interior clutter
  • Remove excess vehicles and / or RV’s if possible
  • Review agent photos of property and select desired shots
  • Clean windows and screens
  • Prepare front and rear landscape and maintain throughout listing period
  • Add colorful plants and flowers in entry area and around home for added appeal
  • Walk through each room and observe issues that may exist to potential buyers - address those that make sense for your budget and expected return.
  • Fresh coat of paint where most visible defects exist or to cover non-neutral colors.
  • Repair any roof leak that exists using a licensed roofing professional and SAVE THE REPAIR INVOICE
  • Check for any unpleasant odors and sources, remove immediately.
  • Check all windows and doors to make sure they operate properly and lubricate, adjust as needed.
  • Stage your property if possible OR remove excess furniture and associated items from every room in order to give a more spacious interpretation of the interior. Less is definitely more.
  • Add house plants wherever possible and keep them healthy.
  • Replace broken windows if needed.
  • Remove personal photos from the interior walls, desks etc.
